Tentative Maps and Other Entitlements

Westmount Properties' approach, from the very beginning of a project, is to maintain focus on the satisfaction of the ultimate stakeholders, the builders who buy the lots; the cities and counties in which the projects are located; and the home buyer who will live with their families in the master planned communities we have designed for them. That is why Westmount Properties and related companies have successfully entitled tens of thousands of residential lots and hundreds of acres of commercial/industrial property throughout Southern California and Arizona. From the initial vision of Westmount Properties' plans, communities and commercial centers now thrive.

Westmount Properties has obtained the entitlement for tentative tract maps both large and small. The company is familiar with the detailed process of obtaining full Environmental Impact Reports under CEQA, preparing Specific Plans, zoning changes and working with cities and counties to craft appropriate conditions of approval. Westmount Properties has entitled master planned communities with tens of thousands of lots of different sizes, commercial areas and amenities such as parks and water features.

Through the entire entitlement process for each project, Westmount Properties always works closely with its land use planners, engineers and consultants. In addition, we stay connected and involved with the various City and County Planning and Public Works Departments and other staff, Councils, Boards of Supervisors and various outside agencies and bodies who also impact upon the process (such as economic boards, electrical and water/sewer utilities and school districts).
